[AS-BUILT DRAWINGS]

As-Built Drawings in Houston, TX: Field-Verified From Laser Scan Data

Houston design teams get field-verified as-built drawings from DynamicJT: plans, sections and elevations, plus 3D models where the scope calls for them, drawn from measured laser scan data instead of legacy drawings or tape measurements. Deliverables arrive as DWG, RVT or E57, with the target level of accuracy agreed before we mobilize and documented in the package. A deviation report is available on request.

[SCOPE]

What does an as-built drawing package include?

Floor plans, sections and elevations
• Walls, doors, columns and ceiling heights dimensioned from the scan.
• Sections and elevations at the locations your design team marks.
• Drawn to your CAD template, layers and naming.
Existing conditions for design
• Finished floor elevation, centerline and points of penetration where requested.
• Visible utilities located by size and position, with demarcation at an agreed interval.
• A baseline your designers can use before construction documents are finalized.
3D model when downstream design needs it
• Revit or IFC model, coordinated through our modeling partners.
• Model tolerance agreed to scope and documented, not assumed.
Control and QA
• Survey control tied to the scan network.
• Deviation report documenting model-to-point-cloud accuracy, available on request.
Occupied buildings and live plants
• Scan crews work around operations; access and hours are confirmed before mobilization.
• Typical Houston work: tenant improvement, plant modifications and terminals.
A reusable record
• The point cloud stays available for the next renovation or capital project.
• Added deliverables can be drawn later without a new site visit.

COST GUIDE

Fewer surprises in the field

Differences between the drawing and the building surface before construction documents are released, not after.

Faster than tape and sketch

Full-area coverage in one mobilization instead of repeated site visits.

Fewer change orders

Existing-condition errors found at design stage cost less than the same errors found in construction.

Complete coverage

Everything visible is measured, not only the dimensions someone thought to take.

Your standards

Delivered to your CAD or BIM template, file format and software version.

Minimal site disruption

Eye-safe lasers and quiet equipment keep disruption to operations low.

[FAQ]

Frequently
Asked Questions

get in touch
How much do as-built drawings cost in Houston?
arrow up
Cost depends on square footage, site access, level of detail and whether a 3D model is included. We quote from a short scope: location, approximate area, discipline and deliverable format. Send those and you get a fee and turnaround in one reply.
What will be included in the deliverable?
arrow up
• Floor plans, sections and elevations to your template
• E57 point cloud (RCP and RCS available)
• 3D model (RVT or IFC) when in scope
• Survey control and accuracy notes for the project
• Deviation report, if requested

How accurate are the drawings?
arrow up
Accuracy is set by the instrument class and agreed to scope, not one number for every project. Tripod-based scanners hold the tightest tolerance; mobile scanners cover large areas and are held to survey control. The target accuracy is agreed with your team before mobilization and documented in the deliverable. Model tolerance is agreed to scope; we document it rather than assume it.
What is the turnaround?
arrow up
Turnaround depends on area and scope. The proposal states field date and delivery date up front
so your schedule can be built around them.
Is this an as-built survey or a land survey?
arrow up
Documentation of existing conditions for design: dimensions, elevations and equipment locations.
It is not a boundary, easement, plat or ALTA/NSPS survey, which require a Texas Registered Professional Land Surveyor.
We can coordinate scan data with a licensed surveyor when your project needs both.
Which formats does my design team need to specify?
arrow up
Tell us the CAD or BIM standard and software version and we deliver to it. Point clouds open in free viewers such as Autodesk ReCap and CloudCompare, so reviewers do not need specialist software.
Can you work in an occupied building or live plant?
arrow up
Yes, in most cases. The process is non-invasive and crews work around operations. Access, hours and safety requirements are confirmed before mobilization, and we work with your team on the documentation any prequalification program requires.
Do you replace a licensed surveyor?
arrow up
No. This is documentation of existing conditions,
not a boundary or ALTA survey.

Why field-verify before construction documents are finalized?
arrow up
Differences between legacy drawings and the building are cheapest to find at design stage. After release for construction, the same finding becomes a change order.
Is the equipment safe around people and operations?
arrow up
Yes. Terrestrial scanners use eye-safe, Class 1 lasers, making the process completely safe for people and equipment.
